These Are The Most Frequently Asked
Questions We Get From Sellers
Question: Are you going to list my land on the MLS or are you actually buying it?
Answer: We don't list properties on the MLS because we aren't agents. We are professional land buyers and we will either wholesale the land to another investor or keep it for ourselves to sell at a later point.
Question: Will you give me a fair price?
Answer: Our offer price will be based on a number of factors, including utilities, access, and other special features of the vacant land parcel. We will research comparables, and determine what other vacant land is selling for in the area.
We want to be straightforward in that we are investors, so the price we offer will need to give us the ability to sell your property for a profit. However, there will be no commissions, related fees, or hassle. Sellers that work with us consider this to be high value.
We always try to provide higher offers than other investors in the area!
Question: How do you decide how much to pay for land?
Answer: Our process is transparent. We look what other similar properties in the area are selling for, we look at the property and determine what it's doing now and what it may be good for in the near future, along with other factors, such as water, utilities, and access.
Question: Do you charge any fees or commissions?
Answer: No. We don't charge ANY fees or demand any commissions. We even cover closing costs most of the time.
Our goal is to get you what your land is worth without making you paying any money out-of-pocket. You're selling... why should you be paying?
Question: What makes you different from real estate agents?
Answer: Real estate agents list your property and then wait for someone to buy it (which takes 1-3 months on average) and then take a % of what it sells for and leave you to pay any commissions, fees, and closing costs. Depending on the retail value of vacant land, it can be difficult to find a reliable specialized agent to work with.
We give you a fast offer and don't charge any fees or commissions.
Question : Do I have any obligations after I submit my sell form?
Answer: No, you have zero obligations. All you need to do is wait for us contact you with an offer without strings attached.
Question: How can I get paid more by investors ?
Answer: Whether you are working with us or a different investor, ask about selling your land in installments. Most investors are willing to pay more if we can pay you over a period of time, which allows us to invest our cash in more places at once. With this strategy, you are guaranteed payment through a lien that you retain. You can read more about the installment strategy on our blog.
Question: What if I am delinquent on my taxes?
Answer: If you are delinquent on your taxes, we can pay those for you. If you want to know more about the tax delinquency timelines you can review our blog.
Question: What if I am going through bankruptcy, divorce, or probate?
Answer: We understand that everyone has a different motivation for selling their land, and we are happy to work through any of these issues as partners.
Question: Will I have to pay taxes when I sell?
Answer: If you are worried about capital gains taxes, consider selling your property using the sales installment strategy (see IRS Public on Installment Sales: https://www.irs.gov/pub/irs-pdf/p537.pdf). You can read more about the installment strategy on our blog. We are not tax professionals, and everyone’s situation is different, so we recommend contacting your CPA or tax advisor.
